IHG Hotels & Resorts has signed a major development agreement with Australian property developer ALAND to introduce Staybridge Suites to Australia, with at least 15 hotels and 2,000 rooms planned across the country.
Under the Master Development Agreement, ALAND will receive exclusive rights to develop the extended-stay brand in Australia, establishing a new national platform for IHG in the country’s growing long-stay accommodation market.
The companies are not starting with the development agreement alone. The first two hotels have already been signed for Parramatta and Leppington in Greater Western Sydney, providing the initial 242 rooms for the new portfolio.
First Staybridge Suites hotels confirmed for Sydney
The first Australian properties will be the 130-room Staybridge Suites Sydney Parramatta and 112-room Staybridge Suites Sydney Leppington.
Both hotels will operate under franchise agreements with IHG and will be managed by Signature Hotel Management Group.
The two locations target different parts of Greater Western Sydney’s expanding economy.
Parramatta is one of Sydney’s largest commercial and business centres, while Leppington is positioned close to Western Sydney International Airport and the developing Aerotropolis.
The locations could generate extended-stay demand from corporate travellers, infrastructure projects, relocations and visitors requiring accommodation for longer periods.
“Establishing a portfolio of at least 15 hotels and 2,000 rooms with one development partner gives us a clear pathway to build a meaningful position in the extended-stay segment, where we see considerable long-term opportunity,” said Matt Tripolone, Managing Director, Australasia & Pacific at IHG Hotels & Resorts.
Tripolone said confirming the first two hotels at the same time as the wider development agreement gives the Australian expansion immediate momentum.
IHG expands partnership with ALAND
The Staybridge Suites agreement significantly expands an existing relationship between IHG and ALAND.
The companies recently opened the 130-room voco Gosford, located within ALAND’s Archibald development in New South Wales.

Following the Parramatta and Leppington developments, the partners plan to expand Staybridge Suites into additional Australian markets until the portfolio reaches at least 15 properties and 2,000 rooms.
Staybridge Suites targets Australia’s extended-stay market
Staybridge Suites is IHG’s upscale extended-stay hotel brand, designed for travellers staying for anything from several days to multiple weeks or longer.
Properties typically combine residential-style suites with hotel services and communal facilities, targeting a segment that sits between conventional hotels and serviced apartments.
IHG sees significant potential for the model in Australia, where demand for longer stays is being driven by corporate travel, temporary relocations and project-based work, as well as leisure guests looking for additional space and flexibility.
As of June 2026, Staybridge Suites had 355 hotels operating globally and another 152 properties in its development pipeline.
The agreement with ALAND provides the brand with a large-scale entry into the Australian market rather than a single-property launch.
Once the planned portfolio is developed, Australia will have at least 15 Staybridge Suites hotels and 2,000 rooms, establishing a significant new presence for IHG in the country’s extended-stay sector.
