Kimpton to Make Rome Debut With 114-Room Hotel in 2029

IHG Hotels & Resorts has signed a deal to bring its Kimpton brand to Rome, with a 114-room hotel expected to open in 2029. The project will convert an existing building in the Via Veneto area, with plans to restore its theatre as a venue for arts and events.

Announced on 30 September, the agreement adds another luxury hotel project to the Italian capital and marks the latest step in IHG’s expansion in Italy.

Rooftop Bar and Restored Theatre Planned

The hotel will include a rooftop bar, a restaurant, an internal courtyard, wellness facilities and dedicated meeting and event spaces. It will be IHG’s third property in the Via Veneto area.

The existing theatre is a central part of the redevelopment. Rather than serving solely as a hotel amenity, it will be adapted into a multifunctional arts and events venue intended to welcome both guests and local residents.

The property is owned by Castello SGR’s Rome Hotel Development Fund, whose sole investor is the 1AM Rome Prime Real Estate Development Fund.

Willemijn Geels, IHG’s vice president of development for Europe, described Italy as a priority market for the group, citing Rome’s international appeal and cultural heritage as key reasons for introducing Kimpton to the city.

For Castello SGR, the agreement continues an investment strategy focused on hospitality and landmark properties. Chief executive Giampiero Schiavo said the ongoing renewal of Rome’s high-end hotel market offered opportunities for distinctive projects.

IHG Expands Its Italian Portfolio

The Rome property is set to become Italy’s second Kimpton hotel, joining Kimpton Villa Miramare Taormina. Across Europe, the brand had 14 hotels open and six in the pipeline as of 30 June 2026.

IHG’s wider Italian portfolio stood at 33 operating hotels and 21 in development on the same date.

The planned opening will also broaden the group’s luxury and lifestyle offering in Rome, which includes InterContinental Rome Ambasciatori Palace and Six Senses Rome, with Hotel Alexandra Rome, Vignette Collection, also due to join the portfolio.
