Hyatt and PCPD Unveil First Park Hyatt-Branded Villas in Japan

Hyatt Hotels Corporation and Pacific Century Premium Developments (PCPD) have announced ONE HANAZONO VILLAS, a collection of 13 private residences in Niseko that will become the first Park Hyatt-branded villas in Japan.

Located within the Hanazono resort area, the development will combine architecture by Japanese architect Kengo Kuma, interiors by André Fu and residential services provided by the Park Hyatt Niseko Hanazono team.

The villas will range from approximately 700 to 1,000 square metres, or 7,500 to 10,400 square feet, making them some of the larger branded residences planned for the Japanese ski destination.

Two fully furnished show villas are scheduled for completion during the coming winter season.

Only 13 Park Hyatt Villas Planned

ONE HANAZONO VILLAS will comprise just 13 individually separated residences positioned on an elevated site within Niseko’s Hanazono area.

Each property will have between four and six ensuite bedrooms alongside large living and dining areas designed for year-round use.

Most of the villas will offer panoramic views of Mount Yotei, while residences will also feature private driveways and secluded gardens.

Owners will have access to a private clubhouse with a dedicated lounge and ski-in, ski-out connections to the surrounding slopes.

The residences will be managed and serviced by the team at Park Hyatt Niseko Hanazono, combining private ownership with hotel-style services associated with the Park Hyatt brand.

Kengo Kuma and André Fu Lead the Design

The project brings together two prominent names in Asian architecture and interior design.

Kengo Kuma is responsible for the architectural vision of ONE HANAZONO VILLAS, while Hong Kong-based designer André Fu will oversee the interiors.

The design will focus on integrating the residences with Niseko’s natural surroundings while making use of views across Mount Yotei and the surrounding alpine landscape.

“ONE HANAZONO VILLAS reflects that vision through a limited collection of individually separated residences supported by the expertise associated with the Park Hyatt brand,” said Stephen Ho, President – Greater China and Growth, Asia Pacific at Hyatt.

Hyatt said it continues to see demand for branded residences offering larger private spaces alongside the services and management typically associated with luxury hotels.

Project Builds on Park Hyatt Niseko Hanazono

ONE HANAZONO VILLAS extends an existing relationship between Hyatt and PCPD in Niseko.

Park Hyatt Niseko Hanazono and its residences opened in 2020 and have become central components of PCPD’s wider development of the Hanazono resort area.

“Inspired by the warm reception of Park Hyatt Niseko Hanazono and its residences, which launched and opened in 2020, we are delighted to deepen our longstanding relationship with Hyatt through ONE HANAZONO VILLAS,” said Benjamin Lam, PCPD’s Deputy Chairman and Group Managing Director.

Lam highlighted the project’s ski-in, ski-out access as one of its distinguishing features.

Hyatt Expands Branded Residential Portfolio

The Niseko project also adds to Hyatt’s growing branded residential business.

“With only 13 individually separated villas in one of the world’s most celebrated alpine destinations, the development brings together distinctive design, personalized service and the freedom of private residential living,” said Tina Necrason, Global Head of Branded Residential at Hyatt.

Luxury hotel groups have increasingly expanded into branded residences, combining private real estate ownership with hotel services, management and access to amenities.

For Hyatt, ONE HANAZONO VILLAS brings that model into a highly limited collection of standalone Park Hyatt residences in one of Japan’s best-known international ski markets.

PCPD Continues Investment in Niseko

PCPD has been developing hospitality, residential and resort infrastructure in the Niseko area over a number of years.

Its portfolio across Hanazono and Weiss now covers more than 2.7 million square metres, or approximately 29 million square feet.

The company has positioned Hanazono as a year-round destination rather than solely a winter ski resort, with residential and hospitality developments designed to attract visitors and property owners throughout all four seasons.

ONE HANAZONO VILLAS will add another luxury residential component to the resort, with its combination of Park Hyatt services, ski access and a limited inventory of 13 properties aimed at the upper end of Niseko’s international residential market.
