IHG Hotels & Resorts and Alphanam Group have announced plans for The Residences at InterContinental Sapa Resort, a new collection of luxury branded villas in Vietnam’s Muong Hoa Valley.
The development will mark the debut of InterContinental branded residences in Northwest Vietnam and will form part of the future InterContinental Sapa Resort in Lao Cai Province.
Located within the 83-hectare Alphora Muong Hoa International Resort Complex, the residential project will include 79 branded villas, combining private accommodation with access to services and facilities provided by the InterContinental resort.
Homeowners will have access to hotel amenities including dining, wellness facilities, concierge services and other hospitality experiences.
79 InterContinental villas planned for Muong Hoa Valley
The residences are being designed to take advantage of their mountainous setting while limiting their impact on the surrounding landscape.
Each villa will have an individual design intended to maximise views across Muong Hoa Valley and respond to the area’s topography, climate and cultural heritage.
The project team includes DP Architects, Avalon, SCSY and P Landscape, while Alphanam Group said architects with experience in mountain climates have also been involved in developing the InterContinental hotel and residential components.
The developer is targeting EDGE green building standards, which focus on reducing energy and water consumption as well as the carbon footprint associated with buildings.
Once completed, IHG expects the development to become the highest-altitude InterContinental branded residential villa project in its global portfolio.
IHG expands luxury residential portfolio in Vietnam
The Sapa project extends an existing relationship between IHG and Alphanam Group, which already includes hotel developments under the InterContinental and Holiday Inn Resort brands.
Bryan Chan, Vice President, Development, South East Asia & Korea at IHG Hotels & Resorts, said the project reflects growing demand for branded residential properties in Vietnam.
“This landmark development brings together the global strength and legacy of the InterContinental brand with the distinctive character and natural beauty of Muong Hoa Valley, creating an exceptional branded residential offering in one of Vietnam’s most remarkable destinations,” Chan said.
Vietnam has become an increasingly important market for IHG’s luxury and residential expansion in Southeast Asia. The company said the new Sapa development reflects its long-term confidence in both the country’s hospitality and residential sectors.
Nguyen Ngoc My, Vice Chairwoman of Alphanam Group, said the project had been designed with particular consideration for Sapa’s landscape and climatic conditions.
“With our experience in real estate development and construction, we have invested carefully from the design stage to ensure that the project meets EDGE standards,” she said.
Branded residences remain a growth area for IHG
The announcement comes as IHG continues to expand its branded residential business alongside its luxury and lifestyle hotel portfolio.
As of September 2026, the group said it had 35 branded residential projects either open or in the sales phase across 19 countries, with further developments in the pipeline.
Another Vietnam project signed in 2026 is The Regent Ho Tram, further expanding IHG’s luxury residential footprint in the country.
The Sapa development also gives InterContinental a presence in one of northern Vietnam’s best-known mountain destinations. Sapa and the surrounding Muong Hoa Valley are known for their mountainous scenery, terraced landscapes and local communities, making the area a major leisure tourism destination in northern Vietnam.
The Residences at InterContinental Sapa Resort will be integrated into the wider Alphora Muong Hoa International Resort Complex, combining the residential villas with the future InterContinental hotel and other resort facilities.
