Senior Executive Reports Highest Hotel Occupancy Rates in the Middle East

In the Middle East, hotels are achieving exceptional performance, boasting the world's highest occupancy rates, according to a senior executive from the global data benchmarking firm STR.

Speaking at a panel discussion during the inaugural day of the Future Hospitality Summit held in Abu Dhabi on Monday, Thomas Emanuel shared insights into the supply trends within the Gulf Cooperation Council (GCC) countries over the past four years. Emanuel revealed that Doha had witnessed a 54% increase, Dubai a 27% surge, and Riyadh a 20% rise in supply indices.

Despite this significant expansion in availability, Emanuel emphasized that the increasing occupancy rates demonstrate a remarkable demand surpassing the supply. He highlighted the impressive growth of Riyadh, a 2% uptick in Abu Dhabi, and substantial increases in Dubai, particularly with COP28 approaching, set to welcome up to 80,000 delegates by the end of November.

Emanuel underscored Saudi Arabia's global ranking, securing the third position in upcoming projects, trailing only behind the United States and China, with an astonishing 95,000 keys in development. The United Arab Emirates also made a substantial presence on the development map, with 34,000 keys in various stages of planning and construction across the emirates.

Notably, Egypt, situated in the Middle East and North Africa (MENA) region rather than the GCC, is making waves with 26,000 keys in progress. On a more granular level, Makkah leads as the city with the world's most extensive pipeline, boasting 25,000 keys, followed closely by London and Dubai, each with 23,500 keys in the pipeline.

Emanuel further emphasized the region's importance in global hotel development, with half of the top 10 markets being represented by Doha, Riyadh, and Jeddah. He also mentioned that the region is currently tracking eight luxury projects in the pipeline, including renowned brands such as Capella Diriyah, Corinthia Riyadh, Four Seasons, Park Hyatt, Rosewood Riyadh, Taj, Langham, and the Ritz-Carlton.

These statistics pertain to the indexing of international arrivals in Saudi Arabia for the year 2019. While the most significant surge in arrivals is anticipated from the Middle East and Africa, there is a noteworthy overall increase of 220% in international arrivals.

To meet this surging demand, there is a compelling need for additional rooms, as emphasized by Emanuel. The meticulous collection and analysis of such data aid in making informed decisions, shaping strategies, safeguarding investments, and guiding prudent capital expenditure choices, as elucidated by Lizzy Coates, a senior sustainability adviser at Considerate Group.

Coates highlighted the significance of data measurement in identifying areas for operational efficiencies and performance enhancements, ultimately helping in tracking progress and aligning with goals. Evaluating data is pivotal for confirming progress and identifying when course corrections or adjustments are warranted.
