Marriott International and PASHA Real Estate Group have signed an agreement for three new hotel and residential developments across Azerbaijan and Georgia, expanding their existing partnership in the Caucasus.
The projects include The Ritz-Carlton Baku, Zagulba and accompanying Ritz-Carlton branded residences on the Caspian Sea, an additional residential tower at the existing Ritz-Carlton Residences in Baku, and a new Le Méridien hotel in Tbilisi.
Together, the residential components are expected to add 520 luxury apartments and villas in Baku, while the two planned hotels will add 232 rooms across Azerbaijan and Georgia.
Ritz-Carlton Resort Planned for Zagulba Beach
The Ritz-Carlton Baku, Zagulba is planned for Zagulba Beach, a seaside destination north of central Baku on the Caspian Sea.
The luxury resort is expected to offer 80 guestrooms and suites.
Plans include several dining venues, an indoor swimming pool, fitness centre, spa, beach club and The Ritz-Carlton Club Lounge.
The hotel will form part of a larger development that also includes The Ritz-Carlton Residences, Baku, Zagulba.
The residential component is expected to comprise 282 luxury apartments and villas.
Owners will have access to dedicated amenities including a clubhouse, fitness centre, swimming pool, kids club, cinema and private beach access.
Ritz-Carlton Residences Baku to Add 238 Homes
PASHA Real Estate Group also plans to expand the existing The Ritz-Carlton Residences, Baku development.
The original residences launched in 2023, and the next phase will introduce a new tower containing 238 additional luxury residences.
Plans for the tower include a private lounge, fitness centre and swimming pool.
Combined with the 282 homes planned at Zagulba, the two projects would add a total of 520 Ritz-Carlton branded residences in the Baku market.

Le Méridien Tbilisi to Feature 152 Rooms
Marriott and PASHA Real Estate Group are also planning a new Le Méridien hotel in the Georgian capital.
Le Méridien Tbilisi is expected to open in Chugureti, a central district that has undergone considerable hospitality and cultural development in recent years.
The hotel is planned with 152 guestrooms, multiple food and beverage outlets, meeting and event facilities and a fitness centre.
It will also feature Le Méridien Hub, the brand’s interpretation of the traditional hotel lobby and a central element of its newer properties.
Marriott Targets Further Growth in the Caucasus
The agreements form part of Marriott’s wider expansion strategy across Eastern Europe and the Caucasus.

The new developments extend an established relationship between Marriott and PASHA Real Estate Group.
Their existing portfolio includes The Ritz-Carlton, Baku; The St. Regis Baku; JW Marriott Absheron Baku; Baku Marriott Hotel Boulevard; Sheraton Baku Intourist Hotel; Courtyard by Marriott Baku; Pik Palace, Shahdag, Autograph Collection; and Park Chalet, Shahdag, Autograph Collection.
The latest agreement will expand that relationship beyond its existing properties while adding new luxury residential inventory in Baku and strengthening Marriott’s presence in Tbilisi.
